The facts that shape a moving estimate

Ask for a quote based on your inventory, crew requirements and access.

Calculation: billable hours × agreed hourly rate, plus any separately quoted services and applicable tax. Confirm whether travel, minimum hours, packing supplies and extra stops are included.
Two movers vs three: compare total cost
A lower hourly rate does not always produce a lower total. Consider the same inventory with two different crew sizes:
Two movers
7 hours × $185/hour = $1,295 before tax.
Useful when inventory is modest, access is straightforward and tasks can be handled safely by two movers.
Three movers
5.5 hours × $225/hour = $1,237.50 before tax.
The 1.5-hour reduction lowers the total by $57.50.
At these rates, the three-person crew needs to finish in less than approximately 5.76 hours to cost less than the seven-hour two-person option. If the same elevator restricts both crews to one trip at a time, the extra mover may not achieve that reduction.
20-ft vs 26-ft moving truck
A 20-ft truck can be considered for apartment, condo and smaller-house inventories; a 26-ft truck provides more loading space for larger inventories. Bedroom count alone cannot establish whether everything will fit. Furniture bulk, box dimensions, safe stacking, payload and loading access all matter.
Send an inventory, photographs and dimensions of unusually large items. Confirm the truck’s height and permitted loading location with building management. A larger truck is only useful if it can reach the loading area.
Elevators, stairs and parking: plan the access first
Condo elevator reservations
Book the service elevator at both buildings and confirm reservation start and end times, padding requirements, loading-dock rules and the route to your unit. A three-hour reservation is an access window, not a promise that the whole move takes three hours.
Share both bookings with the moving team before setting the start time. Allow for origin loading and travel before the destination reservation. Ask building management about an extension or a backup plan if the schedule shifts.
Stair carries and narrow turns
Provide the number of flights, landing measurements and photographs of tight turns. Identify heavy furniture and fragile finishes. Packing smaller, manageable boxes and clearing the route can make handling more efficient.
Parking and long walks
A long truck-to-door walk adds handling on every trip. Confirm legal truck parking and loading arrangements in advance; do not assume curb space will be available. Tell the team about garage height restrictions, shared docks and access codes.
For related planning, see our condo moving service, Etobicoke moving page and Mississauga moving page.
Packing, protection and assembly
Before requesting a quote, specify which items need wrapping, which beds or tables need dismantling, and whether you need packing services. Ask how TVs, mirrors, glass tops, mattresses and fabric furniture will be protected.
- Seal and label boxes by room; separate essentials and valuables.
- List wardrobe-box needs and confirm supply prices.
- Identify adjustable beds, heavy items and furniture with special assembly instructions.
- Confirm whether supplies, assembly and disposal requests are included in the estimate confirmed over email or text.
Use the Toronto moving checklist and timeline to organize preparation before move day.
Long-distance moves need a separate scope
The local hourly calculations above should not be used to price a Toronto-to-Ottawa or other long-distance relocation. Distance, loading and unloading dates, crew travel, inventory, delivery arrangements and any storage change the scope.
A useful long-distance quote states the pickup and delivery locations, truck and crew, scheduled dates, included packing and handling, any overnight arrangements and the payment terms. Ask whether delivery is direct or shared and how timing is confirmed. See our long-distance moving service.
Numbers across the six records on this page
Date range: January 18–August 28, 2026 · Sample size: 6 move records · Coverage: Toronto and the GTA.
This summary covers only the six records above; it does not describe the company’s full operating history.
Condo, walk-up apartment, house, office and storage-to-condo moves.
Median billable duration; the range is 3 to 8.5 hours.
Two records use a 26-ft truck. Three use two movers and three use three movers.
Mean subtotal before HST. This combines different move types and rates.
How the figures are calculated
The median sorts the six billable durations and averages the middle two. The mean subtotal divides their combined $8,563.75 by six. Billable time includes travel as listed and the minimum-charge adjustment for the small move. These mixed move types should not be used to predict a typical one-bedroom moving cost.
Owner’s perspective
Top Toronto Movers aims to provide the personal service of a small company, with owner Paul directly involved in moves and operations.
The practical lesson across these records is to plan access before choosing the crew: elevator windows, stair turns, parking and a complete inventory determine whether extra labour can save time. Confirm the plan and pricing over email or text before move day.
Toronto moving questions answered
How long does a one-bedroom Toronto condo move take?
The one-bedroom move above uses 6.25 billable hours, including 45 minutes of travel. Inventory, elevator access, parking, walking distance and preparation determine your estimate.
Does a three-hour elevator booking cover the whole move?
It covers access at that building during the reserved window. Loading at the other address, travel and unloading must all be coordinated. Confirm both buildings’ reservations before choosing a start time.
Are three movers cheaper than two?
They can be if the time reduction outweighs the higher hourly rate. In the comparison above, two movers cost $1,295 and three cost $1,237.50 before tax. Those results depend on the durations and rates.
Are stairs or travel always extra charges?
Do not assume either policy. Stairs can affect duration even when there is no separate stair fee. Your quote confirmed over email or text should explain travel billing, access conditions, minimum hours and any additional fees.
What if my small move takes less than three hours?
If your agreed booking has a three-hour minimum, the minimum can still apply. The storage-to-condo move has 2.5 hours of work and travel but three billable hours. Confirm your own minimum before booking.
What information should I send for an accurate quote?
Send both locations, the date, a complete inventory, photographs of bulky items, box count, stairs, elevator windows, parking arrangements, packing needs and assembly requirements. Mention any extra stop or storage requirement.
What a delay does to your moving budget
Time is easier to manage when its cost is visible. The table shows the added labour cost when a delay is billable at the stated crew rate. A minimum charge or flat-price agreement may produce a different result.
| Added time | At $185/hr | At $225/hr | At $255/hr |
|---|---|---|---|
| 15 minutes | $46.25 | $56.25 | $63.75 |
| 30 minutes | $92.50 | $112.50 | $127.50 |
| 60 minutes | $185.00 | $225.00 | $255.00 |
Practical decision: Spending 30 minutes clearing a loading route before the crew arrives can be valuable. Buying a third mover will not solve a locked elevator or unavailable loading dock.
Choose the crew from the work, not only the home size
| Move condition | Crew consideration | What to confirm |
|---|---|---|
| Compact inventory, easy access | A two-person crew may suit the work | Heavy pieces, assembly and minimum hours |
| Larger inventory, multiple tasks | Three movers may load and prepare in parallel | Whether the elevator or loading route limits throughput |
| Stairs, long carries or heavy items | Plan handling and restaging before setting crew size | Dimensions, safe lifting needs and protected surfaces |
| Office move with assigned workstations | Allow time for labelling and placement | IT preparation, elevator access and workstation plan |
The third mover creates value when there is useful work to do at the same time: wrapping, dismantling, staging, loading or room placement. Ask the estimator which tasks the additional person will handle.
What to confirm about your quote over email or text
Compare the scope of two estimates before comparing their totals. A shorter estimate can hide important assumptions even when its hourly rate is lower.
| Quote item | Detail to request |
|---|---|
| Crew and truck | Number of movers, truck size and whether both are included in the rate |
| Time and minimum | When billing starts and stops, minimum hours and billing increments |
| Travel | Origin-to-destination time and any separate dispatch or return charges |
| Protection and supplies | Furniture wrapping, mattress protection, boxes and wardrobe supplies |
| Assembly | Which beds, tables or other items will be dismantled and rebuilt |
| Access and extras | Stairs, long carries, additional stops, heavy items, storage or disposal |
| Payment | Deposit, balance timing, accepted payment methods and applicable tax |
| Changes | How extra inventory, delays or a date change affect the quote |
A flat quote should identify the inventory and services it covers. An hourly estimate should explain the expected duration and the circumstances that can change it. Keep the agreed scope alongside the final invoice.
A condo move-day plan you can actually follow
Before the truck arrives
- Confirm both elevator windows and dock instructions.
- Keep keys, access codes and building contacts available.
- Seal boxes and keep essentials separate.
- Clear the route from each room to the elevator.
- Flag fragile pieces and special assembly requirements.
At the destination
- Confirm the dock and service elevator are ready.
- Use a room plan to direct furniture on the first carry.
- Keep hallways clear while items are unloaded.
- Check assembly and placement before the crew leaves.
- Review the invoice against the agreed billing terms.
If the destination elevator window is too early: adjust the loading start time or request a later elevator slot. A reservation is only workable when origin loading and travel fit before it.
Inside the one-bedroom move: a full cost breakdown
| Stage | Hours | Cost at $185/hr |
|---|---|---|
| Protection and loading | 3.00 | $555.00 |
| Travel between locations | 0.75 | $138.75 |
| Unloading and reassembly | 2.50 | $462.50 |
| Total | 6.25 | $1,156.25 before tax |
The total is $1,156.25 because all three stages are included in the billable timeline. It does not assume that loading and unloading happen inside the same elevator booking. Any separately priced supplies or extra services must be added according to the quote.
Five questions that make an estimate more useful
- What inventory is included? Check the box count, large furniture, garage and storage contents.
- What could make this take longer? Ask about access, dismantling, packing and loading distance.
- Why this crew and truck? Ask how the selection fits your furniture volume and route.
- Which charges are separate? Get supplies, travel and special handling over email or text.
- How do we handle a schedule change? Clarify the plan if an elevator, dock or key handover is delayed.
Moving terms in plain language
- Billable time
- The time charged under your agreed booking rules. It may differ from the time spent physically carrying items.
- Minimum charge
- The smallest amount of time or money charged for a booking.
- Long carry
- A longer walking route between the truck and the home or elevator.
- Service elevator
- The elevator the building designates for moving furniture, often requiring a reservation.
- Inventory
- The list of furniture, boxes and other items included in the estimate.
- Flat quote
- A fixed price for a defined scope, subject to its stated terms.
